Most custom gunite or shotcrete pools in the Dallas–Fort Worth area land somewhere between about $75,000 and $150,000. Larger projects with spas, water features and outdoor kitchens run well above that. The final number depends on size, shape, site access, soil, finishes and everything built around the water. You get a written quote after you approve your 3D design, so the price matches what you saw.

The biggest swings come from the interior finish, the coping and decking, the waterline tile and the equipment package. As a rule of thumb, standard plaster is the most economical interior, pebble and quartz finishes cost more and tend to last longer, travertine decking and natural stone coping cost more than broom-finish concrete, and stacked-stone walls, rock waterfalls and outdoor kitchens add to the total. During design we can show you options at different price points so you decide where to spend and where to save.

Plan on roughly 3 to 5 months from an approved design to your first swim. Much of that is permitting and HOA review, which vary by city, plus about 8 to 14 weeks of active construction once we break ground. Remodels usually take 2 to 4 weeks once materials are on hand, and resurfacing is typically 1 to 2 weeks from drain to swim. We share a schedule up front that allows for spring storm days and Dallas clay.

Yes. Pools need a city permit and inspections, and many Dallas-area neighborhoods also require HOA approval. We prepare the HOA submittal, coordinate the permit and schedule the required inspections so you are not chasing paperwork. We start that work early because it runs alongside design and engineering.

Yes. Every project starts as a 3D model of your actual yard. You can raise the spa, widen the deck or swap the tile while it is still a design, and we quote from the version you approve.

Contracting in the fall or winter lines you up to swim by late spring or early summer and gets permits moving before the busy season. Spring and summer schedules fill quickly, so the earlier you start the design, the better your chance of hitting a specific date. Heavy rain can pause digging or concrete work, which is why we build weather days into the schedule.

Both are concrete sprayed over a steel frame to form the pool shell, and both allow fully custom shapes, depths and features. Gunite is applied dry and mixed with water at the nozzle, while shotcrete is mixed wet before it is sprayed. What matters most to you is the quality of the steel work, the engineering and the crew, and we will explain which method fits your project.

Yes. Remodels can include new waterline tile and coping, deck resurfacing, variable-speed pumps, automation and added water or fire features. Resurfacing means draining the pool, prepping and chipping out the old surface, then installing a new plaster, pebble or quartz interior.

It varies with pool size, equipment and how you use it. Variable-speed pumps and automation can cut energy use substantially compared with older single-speed equipment, and a well-designed pool is easier to clean and balance.
